shedkm has partnered with social impact developers Capital&Centric to transform the iconic1960s-built Midway car park into a new residential community. The project, located in the heart of Newcastle-Under-Lyme, will see the brutalist concrete structure reimagined as 114 contemporary apartments, complete with communal spaces and lush landscaping. Planning was submitted in September 2024.

A key aspect of the redevelopment is the focus on sustainability – with the repurposing of the existing structure significantly reducing embodied carbon. The retention of the robust concrete framework minimises the need for new materials, contributing to a more eco-friendly approach to the regeneration.

shedkm’s design makes the most of the existing structure, utilising its well-sized structural bays to accommodate a range of one and two bedroom apartments. Selective demolition of central slab areas will enable the creation of dual-aspect homes, maximising natural light and ventilation for all residents. The design also features exposed, refurbished concrete soffits, showcasing the raw beauty of the original building while providing each apartment with a distinctive, characterful interior.

In addition to the residential apartments, the Midway redevelopment will feature a variety of communal amenities designed to foster a sense of community. Residents will have access to social amenities such as a gym, mini-cinema, and social lounge, all set around a three-floor atrium. This social hub will provide a welcoming space for residents to relax and interact.

The transformation of Midway car park is the first of three key town centre sites being redeveloped in partnership with the local Council. Supported by over £35 million in Government funding from the Future High Street Fund and Town Deal Fund, the project will play a vital role in the rejuvenation of the town centre. This bold initiative aligns with the Council’s vision to bring new life to underused spaces, creating sustainable, design-led residential developments that meet modern needs.

Originally built in 1966, Midway car park is an example of brutalist architecture, known for its concrete-heavy design. The redevelopment, driven by shedkm’s innovative approach, will breathe new life into the structure, preserving its architectural heritage while repurposing it for modern living.
