shedkm, in collaboration with Capital&Centric, Planit, Civic Engineers, and Futureserv, has submitted a planning application to transform Newcastle-under-Lyme’s Ryecroft site into a vibrant residential neighbourhood – Rye Park. This ambitious project forms a key part of a broader regeneration effort, including Astley Place and Midway Carpark, also designed by shedkm, to revitalise the town centre with high-quality housing, commercial spaces, and an array of green public areas.
Rye Park reimagines an underutilised brownfield site into a new parkland neighbourhood offering a mixture of residential and leisure spaces, including a new urban park. A blend of 3-4 bedroom 171 family homes, affordable housing, and new-build apartments will sit within a verdant parkland, providing new pedestrian links into the town centre.
Situated near the town’s conservation area and the A52 ring road, the development is carefully designed to respect its heritage surroundings while enhancing connectivity. A focus on active transport opportunities encourages residents and visitors to adopt more eco-friendly methods of travel.
A comprehensive public consultation ensured that the community had a voice in shaping Ryecroft’s future. Feedback from residents and stakeholders informed the proposal, highlighting shedkm and Capital&Centric’s commitment to inclusive design and meaningful engagement.
Rye Park joins Astley Place and Carpark in a unified vision to transform Newcastle-under-Lyme. While Carpark and Astley Place focus on the adaptive reuse of existing structures, Rye Park demonstrates the potential of brownfield regeneration, providing high-quality new build homes. Together, these projects represent a forward-thinking approach to sustainable urban development, balancing respect for the past with a vision for the future.
This planning application marks a significant step toward realising a connected area of Newcastle-under-Lyme.
